The adjudication event is a public act supervised by a notary public, through which investors can access, by draw or bidding, the adjudication of a unit before the expiration of the contractual term. The units to be adjudicated are announced 30 days before the event. Events take place from February to November, on the last working day of each month.

All acquired lands and ongoing construction works are in the name of the Fortaleza investors' consortium, through public deeds. This means that construction is done on land deeded in the name of the investors, protecting what is built from attachments, mortgages, and other legal risks.

The draw is conducted with a ball machine that has 4 containers. Each container holds numbers from 0 to 9. One ball is drawn from each container to form the contract number. This mechanism ensures that all investors have equal opportunities, as contract numbers are generated randomly. After this, an administrative verification is carried out to confirm that the extracted contract number is active and up-to-date with its waiting and extraordinary contributions. Enough balls are drawn to have a primary winner and 3 alternates.

In the presence of the notary, the envelopes where the bidding offers with which the investors voluntarily presented themselves at the bidding act will be unveiled one by one.

On the one hand, we have the amounts that the client actually paid, whether through an advance contribution, purchase of promotional packages, or a money offer. On the other hand, we have the benefits system that Fortaleza grants to its clients, rewarding important moments of their lives such as: graduation, marriage, children, etc. These points are then translated into monetary values to be added to the bidding offers.
